What western Broward does to a gate
High water table and soft ground. This is the Weston specific issue. Much of western Broward sits on former wetland with a high water table, managed by an extensive canal and drainage system. When you dig a footing here you can hit water sooner than you would closer to the coast, and a footing poured into a wet hole does not cure to the strength it should. Post depth, footing design and pour conditions all need to account for it. A gate post that shifts a year after installation is almost always a footing that was set without accounting for the ground.
