The code is different. Palm Beach County sits outside the High Velocity Hurricane Zone that governs Miami-Dade and Broward, so the permitting path and the product requirements are not the same. The housing stock is different too. You have historic districts with preservation review, Intracoastal estates where the entry is the entire first impression of the property, and neighborhoods west of the turnpike where lot sizes and driveway approaches look nothing like a coastal build.

What Palm Beach County does to a gate
Salt, at varying intensity. Exposure is not uniform here. A property on Flagler Drive or along the Intracoastal gets direct marine air. A home in Flamingo Park a mile inland gets far less. We spec hardware and coating to the actual exposure rather than applying one standard to every job, because over-speccing an inland gate wastes your money and under-speccing a waterfront one costs you the gate.
Lightning. Florida leads the nation in lightning strikes, and Palm Beach County is squarely in that pattern. A gate system includes a long low voltage run across open ground, and that run behaves like an antenna. Surge protection on both the line side and the low voltage side is standard on our installs and routinely skipped by others.
Humidity inside the enclosure. A gate operator is electronics in a metal box sitting outdoors in year-round humidity. Condensation forms on the board and corrodes contacts. Sealed enclosures, proper gasketing and correct mounting orientation are what separate a control board that lasts a decade from one that fails in two years.
Sun on the finish. Powder coating rated for a northern climate chalks and fades here. On dark colors especially, the difference between a coating system specified for this sun and a standard one shows within a few seasons.
Storm season and power loss. After a named storm, power can be out for days. A gate that needs grid power to open becomes a real problem, particularly if you are trying to get a crew onto the property to make repairs. Battery backup and a manual release you actually know how to operate are not optional.
Palm Beach County code is its own thing
This matters and most homeowners do not know it. The High Velocity Hurricane Zone provisions of the Florida Building Code apply to Miami-Dade and Broward. Palm Beach County is outside the HVHZ. That does not mean requirements are loose. It means they are different, and a contractor who works mostly in Miami will approach a Palm Beach County job with the wrong assumptions about product approval and permitting.
We work within Palm Beach County and City of West Palm Beach requirements, which include wind load design for the gate structure, post and footing specification, and permitting and inspection for the electrical work on the operator.
Historic districts. West Palm Beach has several, including El Cid, Flamingo Park, Northwood Shores and Grandview Heights. If your property sits in one, a gate or fence visible from the street may require review by the historic preservation board, covering height, material, style and setback. This adds time to the project and it is not something to discover after fabrication. We check district status during the estimate and build the approval step into the schedule.
HOA and country club communities. Most gated communities here have architectural review requirements. We prepare board submittals regularly and can work from your community's existing design standards.
