The town incorporated specifically to protect its low density character. There is essentially no commercial development. Lots are large, homes sit far back from the road, there are stretches with no streetlights, and your nearest neighbor may not have line of sight to your driveway at all.
That is the appeal. It is also the security reality. In a dense subdivision, a lot of your protection is passive. Neighbors see things. Cars pass constantly. Response times are short. Here, none of that applies in the same way. The perimeter is doing the work, and the gate is the single most important part of it.

Why perimeter design matters more here
No passive surveillance. On an acre or more with deep setbacks and mature landscaping, nobody is casually watching your driveway. A gate that simply looks nice but is easy to defeat, or that stays open too long after a vehicle passes, gives you less than you think you are buying.
Longer response times. Emergency and law enforcement response to a large rural parcel takes longer than to a dense subdivision. That is a reason to make the entry itself do more work: know who arrived, when, and have it recorded.

Long driveways, trailers and ground conditions
No power at the road. On these lots the gate is often hundreds of feet from the nearest power. Either trench and run a dedicated circuit, which is real excavation cost, or install a solar powered operator with battery storage. Solar works well here as long as the array and battery are sized to your actual cycle count. An undersized solar gate quits during a cloudy stretch, which is exactly when you do not want it to.
Trailer and equipment clearance. Many properties here run trailers, whether horse, boat or equipment. The opening has to clear them and the approach needs turning room on both sides. We measure for the largest vehicle that will actually use the entrance.
Horses and livestock. Where animals are present, the operator should be quiet, move at a controlled speed, and sit where a startled animal is not in the swing path. Slow open and close timing and careful placement matter.
Ground conditions. Western Broward has a high water table, and footings poured into a wet hole do not cure to full strength. That is how posts shift a year after installation. Post depth and footing design need to account for the ground actually on the property.
Humidity and sun. Inland here, so direct salt exposure is low and we do not need to charge you for full marine hardware. Humidity and sun still matter, so sealed operator enclosures and a coating system rated for this climate are worth specifying properly.

Broward requirements and town character
Broward sits inside the High Velocity Hurricane Zone, along with Miami-Dade the only two counties in the country governed by those provisions of the Florida Building Code. Post depth, footing size and wind load design all reflect it. A solid privacy panel presents far more sail area than an open picket gate, which meaningfully changes the structural requirement, and that matters on the long fence and gate runs common here. Products used in HVHZ jurisdictions generally require a Miami-Dade Notice of Acceptance.
Electrical work for the operator typically requires a permit and inspection, and the gate structure may as well depending on height and scope.
