Miami Beach is the hardest environment for a gate anywhere in South Florida.
It is a barrier island. Salt is not something that drifts in occasionally, it is in the air every hour of every day, on every property, from South Pointe to the north end. There is no inland here to retreat to. A gate specified the way you would spec one in Kendall or Weston will show corrosion at the joints within a couple of seasons, and the owner will assume they got unlucky rather than under-specified.
Then there is the water. Miami Beach floods on tides, not just on storms, and the city has spent years raising roads and installing pump stations because of it. If a gate operator or control box is mounted at grade on a low lying street, it will eventually sit in saltwater.
And the approvals here are among the strictest in Florida. Historic districts, design review, and a city that pays real attention to what faces the street.

What a barrier island does to a gate
Constant salt, everywhere. Not "coastal exposure." Direct marine exposure on every property on the island. Salt finds fasteners, hinge barrels, weld seams and any spot where coating has been nicked. On Miami Beach we do not treat marine grade hardware as an upgrade, it is the baseline. Stainless or hot dip galvanized throughout, and coating systems rated for marine service rather than a standard powder coat.
Tidal and king tide flooding. Miami Beach experiences sunny day flooding on high tides in low lying areas, which is why the city has invested heavily in raised roads and stormwater pumping. For a gate this is a mounting problem. Operators, control boards and transformers need to sit above the flood elevation for the specific property, in sealed enclosures with proper drainage. Get that wrong and you replace electronics repeatedly.
Humidity plus salt inside the enclosure. The combination is worse than either alone. Condensation carrying salt is aggressively corrosive to control boards. Sealed enclosures, proper gasketing and correct mounting orientation genuinely determine lifespan here.
Lightning. Florida leads the nation in lightning strikes and the low voltage run across a property acts as an antenna. Surge protection on both line and low voltage sides is standard on our installs.
Storm season. Evacuation and power loss are real considerations on a barrier island. Battery backup and a manual release you know how to operate are not optional.
Miami Beach approvals are strict, and that is the schedule risk
Miami Beach sits inside the High Velocity Hurricane Zone along with the rest of Miami-Dade and Broward, the strictest building code in the country, written after Hurricane Andrew. Products used in HVHZ jurisdictions generally require a Miami-Dade Notice of Acceptance, and post depth, footing size and wind load design all reflect it. A solid privacy panel presents far more sail area than an open picket gate, which meaningfully changes the structural requirement.
On top of that, Miami Beach has its own layer. The city maintains multiple local historic districts and an active design review process, and a gate or fence facing the street is exactly the kind of element that gets reviewed. Depending on the property, that can mean review of height, material, style, transparency and setback.
This is the part that surprises people. The build is not usually the long pole. The approvals are. We confirm district and review status during the estimate and build the timeline around it honestly rather than promising a date that ignores the process.
Electrical work for the operator typically requires a permit and inspection. We handle permitting as part of the job.

Common questions
Why does a gate cost more on Miami Beach than on the mainland?

My street floods on high tides. Can I still have an automatic gate?

Will design review or historic status delay my project?
It can, and we would rather tell you that up front. Approvals are usually the longest part of the timeline here, not the build. We confirm status at the estimate and give you realistic dates.
Do I need a permit?
