What inland Miami-Dade does to a gate
Humidity, more than salt. Kendall sits well inland, so direct marine exposure is far lower than on the coast. That is genuinely good news for your budget, because we do not need to spec full marine hardware on most jobs here. What we do not do is pretend corrosion is zero. Year-round humidity will still find unprotected fasteners and untreated weld seams.
Condensation inside the enclosure. A gate operator is electronics in a metal box sitting outdoors in high humidity. Condensation forms on the board and corrodes contacts, and this happens inland just as readily as on the coast. Sealed enclosures, proper gasketing and correct mounting orientation are what determine whether a control board lasts a decade or two years.
Lightning. South Florida sits in the most lightning prone region in the country, and inland areas see plenty of it. A gate system includes a long low voltage run across open ground, which behaves like an antenna. Sun on the finish. In an HOA community a faded, chalked gate can put you out of compliance with the standards you were approved under. Coating specified for this sun holds its color. Standard powder coat does not.
Storm season and power loss. Hurricane Andrew came through this part of Miami-Dade in 1992 and it is the reason the building code here is what it is. Power loss after a named storm is a practical reality, and a gate that needs grid power to open becomes a problem exactly when you need to get in or out. Getting a gate approved in Kendall
Two layers, and the first one is usually the one that costs time.
Your HOA's architectural review. Most of the residential communities here have written standards covering gate height, permitted materials, color, panel style, whether a design may be solid or must remain open, and setback from the road. County permitting. Miami-Dade sits inside the High Velocity Hurricane Zone, the strictest residential building code in the country, written after Andrew came through this area. Post depth, footing size and wind load design all reflect it, and a solid privacy panel presents far more sail area than an open picket gate, which meaningfully changes the structural requirement. Products used in HVHZ jurisdictions generally require a Miami-Dade Notice of Acceptance.
